Amateur job of insulating, waterproofing, detailing and railing was required to be removed to upgrade to proper insulation factor for room below keeping in mind the aesthetics of the system. A nice topless rail system was added to accentuate the swimming pool and landscaping below.

  1) Stucco expansion joint leak.  Stucco was ready to fall away due to water damage. 2) The flashing on top of a “frieze” was allowing water to enter the building wall.
